This website was designed to be an effective way for Willowbrook Heights Homeowners' Association (HOA) to become involved.  Communication between residents is key for a successful  HOA. Please volunteer to serve on the board or a committee.

Home Owner Association Dues
 
Willowbrook Heights Home Owners Association (HOA) dues are payable no later than January 1 of each year.
 
HOA dues are currently $260.00 annually and cover such items as landscaping and maintenance of the entrance and park as well as building reserves for repairs and replacements as they arise.

Willowbrook Heights Homeowners follow
the City of Richland Codes
 
The City of Richland has Nuisance Codes “to prevent the physical and visual deterioration of our community.  By enforcing the Richland municipal codes, we can help you clean up your neighborhoods and maintain a healthy and safe environment.”  These codes are enforced by Code Enforcement through the Richland Police Department.
 
City of Richland RV’s and Large Vehicle Storage – boats, campers, motor homes, recreational vehicles, utility trailers, large vehicles may not be stored (parked in excess of five days) on public streets. 
 
A 10 foot setback from the roadway is required when these vehicles are stored on private property
 
(Richland Municipal Code 11.33)

Homeowners need to comply with the city of Richland clearance standards for trees.

All limbs of trees are required to be no less than eight feet above the surface of any public sidewalk, or 14 feet above the surface of any street.

~ Leave The Porch Light On ~
 Help create a safer and more secure neighborhood. ... Leave your porch light on front and back all night.     
 
Outdoor lights help make for an easy crime deterrent at night. While motion-sensing lights are by far the best option, simply leaving a porch light on along with the back door or side door lights works very well. Criminals don’t usually like to break down a door or bust out a window if they can be seen. Leaving on an outdoor light is one way to draw attention to them.
 
Indoor lights can also work to help deter crime. Many criminals are just after your stuff and often don’t want any confrontation. If they think you’re home, they likely won’t break in. Leaving the kitchen or living room light on will help provide the illusion that someone is home even when you’re not. TVs and radios make a good addition to indoor lights, because the sound will help further the illusion that someone is home. Turn them up loud enough to be heard but not so loud that the voices are distinct.

Richland Police launch neighborhood watch groups on Facebook
Gone are the days of local neighborhood watch groups.
 
Willowbrook Heights is in CAP District 1 - Group 3*  This group is in South Richland.  It's boundaries are all of the City of Richland south of Gage Blvd.
 
This allows residents to communicate with their neighbors about suspicious circumstances, and allows the police department to get a feel for what residents are seeing in the community.  Sharing public safety information specific to your neighborhood.  Stay informed and maintain dialogue between your Community & the Richland Police Department.

Any Willowbrook Heights homeowner seeking to modify their property in any way shall submit the plans to the Architectural Control Committee (ACC) for review.
 
The ACC will meet within a reasonable amount of time to review the submitted plan. They will then assign action items to ensure that the plans meet minimum requirements set forth in Willowbrook Heights HOA Covenants and the City of Richland Codes.

The committee will vote to approve or deny the plan and notify the Board. If the submitted plan is denied, the
homeowner can continue with the appeal process to the Willowbrook Heights Board of Directors.

The ACC shall allow reasonable latitude and flexibility in the design of plans and shall not discourage new or
innovative design concepts or ideas. ACC Committee Members are encouraged to talk with homeowners and
help them protect their investment.
